Royal Albert Dock - Development Opportunity
Royal Albert Dock is one of London’s most significant regeneration opportunities, offering up to 400,000 sqm of new development potential across a 12 hectare site.
With panoramic views towards Canary Wharf, it offers a unique opportunity, distinguished not only by its scale but also the potential to curate a vibrant new mixed-use neighbourhood at the heart of London’s move eastwards.
A procurement process has begun, seeking an innovative Master Development Partner to deliver a transformational new major waterside development. This will establish a dynamic new place characterised by investment, innovation and enterprise, alongside new homes and community. Appointment of the new partner is anticipated in Autumn 2026.

Our plans for Royal Albert Dock are bold and exciting. The site will deliver a vibrant new neighbourhood, delivering the homes and jobs our residents need.

Proposals will capitalise on the site’s dockside setting, it’s rich context of green and blue space, and outstanding road, rail and air transport links. The site benefits from its strategic location next to successful neighbours – notably Excel London, the University of East London and London City Airport – and is underpinned by a strong history of heritage, industry and innovation.
Royal Albert Dock is a key part of the regeneration of the Royal Docks set within a significant area of change and growth. The Royal Docks Investment Prospectus outlines the exceptional scale and opportunity of the Royal Docks, with more than £10bn in live investment opportunities and a further £10bn in the pipeline over coming years. There is the opportunity to deliver approximately 36,000 new homes and 55,000 new jobs across the area.
New investment will simultaneously support thriving economic activity with an international reach – strengthening London’s reputation as a global city – whilst also delivering sustainable development grounded upon local community benefit, environmental responsibility and social value.
A first phase of development was completed in April 2019 (c. 47,000 sqm) under a previous Development Agreement. Originally focussed on office uses these buildings are now developing into a unique university campus of 1,100 student beds and 120,000 sq ft of teaching space marketed as RAD.London.
