Momentum builds at Silvertown as affordable homes complete and masterplan approved

The transformation of the Royal Docks’ flagship development at Silvertown is advancing at pace, with residents set to move into the first new affordable homes. A revised masterplan for the project was also signed off by Newham Council’s planning committee this week, which will green light the delivery of nearly 7,000 homes.

The first phase of development will deliver 1,032 homes, with more than half of those homes designated as affordable housing. The Guinness Partnership will welcome their first residents on site early next year, as Silvertown takes its first steps towards becoming a vibrant new neighbourhood for the Royal Docks and wider east London.

In another boost for the project, a new pedestrian and cycle bridge across Royal Victoria Dock will also now move forward. The bridge will link Silvertown with Custom House Station and the Elizabeth Line, making walking, cycling and public transport the easiest ways to reach the area.

Newham Council’s Planning Committee has approved a revised masterplan for Silvertown to include 30% affordable housing. This updates the original 2016 outline consent to reflect London’s housing, design and sustainability priorities under current market conditions.

Set on a 60-acre site that has been largely derelict for more than 40 years, Silvertown will ultimately deliver close to 7,000 homes, next-generation workspace, restored heritage buildings including Millennium Mills, and a lively destination with shops, restaurants, cultural venues and an activated dockside.

Delivered in partnership with the GLA, Homes England, the Royal Docks and the London Borough of Newham, the project has benefited from £233 million in infrastructure loan funding from Homes England to unlock the site’s potential.
